If a restaurant has a great panoramic view and it attracts more customers, can it be an asset of the entity? I firstly didn't think it is as it can not be controlled by the entity, but it does contribute to the entity's income anyway.
No, it's not an 'asset' in terms of hard numbers, booked assets, etc. It's just a part of the building. It could be part of the 'goodwill' when selling the business, but that's about it.
