Adding Daughter to Investment Property Title

I am recently unemployed but want to refinance my interest only loan for an investment home that is being rented. In order to refinance, I want to add my daughter to the title so that she will be the qualifying loan applicant. What, if any, are the tax implications or ramifications to her? The property will be left to her when I die.

Too many unknowns here. For example, your refi is for a minor amount or a large $ amount?. Your daughter is well-off or low income? There is equity in the house or it is underwater? What will certainly happen if you make her take out the loan in her name is she will become legally responsible for paying it whereas right now she is not. Is that a plus for her? You need someone who can see the whole picture and ask you relevant questions - not a message board.
